All reservations are subject to the following terms and conditions
Bookings and Payment
Payment of £50 is required to secure a reservation and must be received within seven days after the provisional booking is made. The balance to be paid at least six weeks prior to the start of the rental period to ensure a confirmed reservation. ‘Last minute’ reservations (i.e. made within six weeks) must be accompanied by full payment.
Arrival and departure
The cottage will be available from 3.30pm on the day of arrival and should be vacated by 10.30am on the day of departure. This is to help ensure that the property is cleaned and adequately prepared for all guests.
Number of Occupants
The cottage takes three adults with comfort and four at most. Our agreement must be given to any increase in the total number guests over and above that accepted at the time of booking. The property must not be sub-let or shared with others not included in the booking.
Health and Safety
The cottage is provided on the understanding that guests use it at their own risk. We cannot be held responsible for accidents caused by actions outside our control or to loss or damage of possessions.
Guests are particularly asked to exercise all due care and attention in moving about the house and in the use of all implements. Special care is required in using the stairs which, in common with houses of this age, are particularly steep.
The downstairs rooms have low ceilings and guests over six feet tall need to be careful when moving about.
If you are staying at the cottage in summer beware of the house martins! They have their nest strategically placed above the kichen door.
Damaged or Missing Items
We ask that good care be taken of the property, its fixtures, fittings and contents. Please let us know if any items shown on the inventory are missing and/or damaged. Please leave the cottage as clean and tidy as possible although we realise this is a holiday home!
Smoking
Smoking is not permitted inside the house.
Pets
Pets are welcome provided that you clean up after them and ensure that they do not sleep on the chairs or beds.
Items Included in the Price
Bed linen and towels will be provided according to the number of people booked to stay in the property.
Heating and electricity is also included. Coal and logs for the open fire can be obtained locally.
Cancellations
If a guest has to cancel the booking then the following scale of charges – in the form of a retention of monies paid - will apply:
- Within one week of start of rental period: 70 % of full price
- Within one to two weeks of rental period: 50% of full price
- Within two to three weeks of rental period: 40% of full price
- Within three to four weeks of rental period: 30% of full price
- Within four to six weeks of rental period: 20% of full price
- Over six weeks notice: 10% of full price
These charges reflect potential lost rental income and associated administrative costs. In the event that we find another hirer for the designated period then we shall return your payment less 10% administration fee.
Changes to Prices and Terms
We try to keep changes to a minimum but any alterations are introduced in August/September with effect from 1 October.
